HARWICH COMPLETES FY 2009 VALUATIONS
The Town of Harwich has updated the FY 2009 valuations to achieve full and fair cash value assessments.  Last year’s valuations were based on 2006 sales; this year’s valuations are based on real estate sales in Harwich during the year 2007.  The assessed values reflect the estimated market value of property as of January 1, 2008.  If construction was ongoing as of that date, we calculated the percent complete as of January 1.  If work began after that date, it will be assessed the following year.
Some real estate sales prices have decreased slightly from 2006 to 2007.  Others have remained fairly stable or increased slightly.  The FY 2008 the total taxable value was $5.227 billion.  The total taxable value of the town dropped only 1% as a result of sales but was offset by an increase of 1.5% from new construction.  The end result was an increase of $12 million dollars in value to $5.239 billion. The Tax Rate has increased this year from $6.05 to $6.25.
The property record cards (PRC) for all properties are available online at the Town’s web site; www.harwich-ma.gov.  Please feel free to contact the Assessor’s Office between the hours of 8:30 a.m. to 8:00 p.m on Monday and from 8:30 a.m to 4:00 p.m Tuesday through Thursday and 8:30 a.m to 12 noon on Fridays at (508) 430-7503 if you have any questions about your proposed value.  
Harwich’s FY 2009 first half tax bills are expected to be mailed in October 2008. An ‘Application for Abatement’ may be filed with the Harwich Board of Assessors after the tax bills are mailed in October these forms will be available on this website.  Additional information is printed on the back of the October tax bill only.  The deadline for submission of an abatement application is 30 days after the mailing date of the first half tax bill, which is the same as the payment date printed on the bill.
