HARWICH COMPLETES FY 2008 VALUATIONS
The Town of Harwich has updated the FY 2008 valuations to achieve full and fair cash value assessments. Last year’s valuations were based on 2005 sales; this year’s valuations are based on real estate sales in Harwich during the year 2006. The assessed values reflect the market value of your property as of January 1, 2007. If construction was ongoing as of that date, we calculated the percent complete as of January 1. If work began after that date, it will be assessed the following year.
Some real estate sales prices have decreased slightly from 2005 to 2006. Others have remained fairly stable. The taxable value of the town dropped from $5.4 billion dollars to $5.2 billion dollars, a loss of $200 million dollars of value or approximately a 3% reduction. The Tax Rate increased this year from $5.58 to $6.05.
The Town of Harwich has printed lists of assessed values available for review at the Assessor’s Office, Brooks Free Library and online. The property record cards (PRC) for all properties are also available online at the Town’s web site: www.town.harwich.ma.us. Harwich’s FY 2008 first half tax bills will be mailed in October 2007. An ‘Application for Abatement’ may be filed with the Harwich Board of Assessors after the tax bills are mailed in October. Additional information is printed on the back of the October tax bill only. The deadline for submission of an abatement application of the first half tax bill is November 1, 2007.
